Investment Grade Energy Audits (IGA)

JDC Energy Services has performed Investment Grade Energy Audits (IGA) resulting in over $615M of energy savings improvements for our clients establishing ourselves as a leader in the Energy Performance Contracting (EPC) industry. An investment grade energy audit is a comprehensive analysis of energy efficiency improvements with a distinct focus on financial concerns and return on investment. Key components of an IGA include facility surveys to document exiting conditions, development of an energy baseline, and a report identifying a proposed scope of work, construction cost estimates, energy savings, and incentives. The outcome of an IGA is a self-funding construction project in which the energy savings offset the implementation construction costs, professional services, and financing costs. Measurement and Verification (M&V) protocols are established during the IGA to document the actual energy savings achieved.

Energy Master Planning

Energy Master Planning

Historically organizations have planned for their futures with Long Range Facilities Plans or Facility Master Plans. With the significant increase in the visibility of an organization’s energy consumption and greenhouse gas emissions, the development of an Energy Master Plan has become a critical piece of our clients’ future initiatives. Planning for physical expansions and facility improvements with future energy and emissions goals in mind is the core of an Energy Master Plan. JDC Energy Services delivers all the auditing, utility analysis, and emissions calculations to benchmark the current conditions of our clients’ facilities. We then work with the client to identify and quantify the future goals they are trying to achieve. The result of that process is an Energy Master Plan that has been custom tailored for each client and provides a roadmap for their goals into the future.

Building Performance Services to Commissioning and Start-Up

JDC offers a wide array of building performance services which allow for documentation, analysis, improvement, and assurance of optimal performance of our clients’ facilities. Operational oversight is one of these services that ensures that the buildings are performing to the best of their ability. Onsite sessions are held for client consultation and for reviewing any performance changes that need to occur. JDC is able to identify beneficial energy reducing measures to verify project savings are met. JDC also offers utility bill data gathering to ensure that there are no errors in the bill and to provide an analysis of how the building operates on a year-to-year basis. This will be done after JDC has performed an onsite energy audit to document all existing conditions. Our construction management services include commissioning of new equipment to guarantee all are designed, installed, and tested to confirm adherence to the Energy Savings Plan (ESP).

Construction & Project Management

Construction & Project Management

JDC offers expansive Project and Construction Management services for all project types. A Project Manager is selected for each opportunity during the Business Development phase, so that individual has insight and responsibility throughout the development and execution of a project from start to finish. The Project Management team develops a project execution strategy, including the master project schedule, project estimates and budgets, community involvement, design and construction strategy, and startup and commissioning of systems.

The execution of a project is performed in accordance with our internal written procedures that tap into the family of companies’ decades of experience in the Project and Construction Management field. Clients are issued monthly reports identifying the project’s progress, commercial status, progress photos, and identification of key issues. One or more Construction Managers are assigned to projects to supervise the construction effort, focusing on safety, quality of the work, and adherence to design plans and specifications.

The Construction Managers perform coordination with facility personnel for access, conduct routine coordination meetings, and participate in one-on-one meetings with each Subcontractor to ensure continuity with our clients and Subcontract partners. Each project is directly supervised by a Project Executive, and the PMs and CMs are further supported by Corporate Safety and Quality Professionals, the Project Development team, Project Engineering, Commissioning Team, Document Control, Accounting resources and Community Outreach professionals to ensure that projects are completed safely, accurately, on-time and on-budget.

Measurement & Verification

Beyond developing and implementing an Energy Savings Improvement Program (ESIP) project JDC also offers Measurement and Verification services that adhere to the International Performance and Measurement Verification protocols. M&V involves comparing actual energy consumption before and after the implementation of energy conservation measures (ECMs). This process can be done through the monitoring of the utility bills or through spot measurements taken for ECMs chosen by the client. This allows JDC to quantify the impact of energy saving measures and ensure that the facilities are operating under conditions that enhance their performance. By monitoring and verifying performance JDC can take the initiative to correct any deviations that have been made from the ESIP project. M&V allows our clients to feel confident in the effectiveness of the projects that have been tailor-made for them.

JDC Energy Services utilizes our in-house design engineering firm, DCO Engineering Services (DES), to turn our Investment Grade Energy Audits (IGA) into a construction ready project to achieve energy savings for our clients. DES is a specialized engineering firm within the DCO Energy enterprise with professional engineers in multiple disciplines, including Electrical, Mechanical, and Structural engineering. The DES team has hands-on experience and is knowledgeable in commercial/industrial systems, focusing on the power generation and energy conservation industry. This includes HVAC systems, fluid pumping, instrumentation & controls, electrical distribution, structures, and renewable energy power generation. From concept planning, troubleshooting, system studies to design documentation, DES understands that our clients value their assets, and we want to make our expertise available to help ensure efficient, cost-effective, and reliable operation into your foreseeable future.

Approved Utility Trade Ally for Rebate and Incentive Funding

JDC Energy Services, through its affiliation with DCO Energy, LLC, is an approved Trade Ally with New Jersey and New York Public Utilities including PSE&G, JCP&L, Atlantic City Electric, New Jersey Natural Gas, NYSERDA, PSEG LI, and South Jersey Gas. Each utility offers various programs that support energy efficiency and renewable energy projects. In addition, our clients can opt for repayment of the project costs with no interest, spread over a five-year period, with payment billed on their monthly utility bill. JDC Energy Services has experience with utility incentive programs such as Prescriptive Energy Efficiency Equipment, Custom Incentives, Direct Install, Energy Management and Engineered Solutions.

Energy as a Service (EaaS)

Energy as a Service (EaaS)

As a full-service energy company, JDC Energy Services offers Energy as a Service (EaaS) to our clients as an innovative business model that transforms how they manage and consume energy. The EaaS model allows JDC Energy Services to finance and install energy efficiency projects (such as lighting retrofits) on behalf of our clients providing immediate positive cash flow without having to pay upfront for the project. JDC Energy Services calculates the total monthly savings generated from the project and bills the client a percentage of those savings. EaaS allows our clients to benefit from sustainable energy solutions without owning the equipment or making any upfront capital investment. This model promotes advanced technology and expands the deployment of low-carbon technologies. Similar approaches can be taken with Solar Power Purchase Agreements (PPA). In a PPA, the solar company invests in the solar arrays and sells the generated power back to the client at a fixed rate. By outsourcing energy needs to specialized providers, our clients can focus on their core operations while enjoying the benefits of energy efficiency and sustainability initiatives.

State, Federal, and Other Grant Funding Opportunities

A key component to an energy project is maximizing available utility, state and federal funding, and incentive opportunities. For example, the New Jersey Board of Public Utilities (NJBPU) and Dormitory Authority of the State of New York (DASNY) administer several programs that provide funding and incentives for energy projects, such as the Clean Energy Program, the Energy Savings Improvement Program (ESIP), Large Energy User Program, and the Renewable Energy Incentive Program. These programs may offer rebates, loans, grants, or performance-based incentives for eligible projects. JDC Energy Services, through its affiliation with DCO Energy, LLC, is the leading Energy Services Company (ESCO) in the New Jersey Energy Savings Improvement Program (ESIP) having installed over $615M of energy saving facility improvements for our public clients. In addition to state programs, there are various federal programs that offer grants for energy projects, such as the Department of Energy, the Environmental Protection Agency, and the Internal Revenue Service. JDC Energy Services has extensive experience with Federal funding programs, including Green Building Incentive, Federal Business Investment Tax Credit (ITC), 179D Tax Deduction for Energy Efficient Commercial Buildings, and Alternative Fuel Infrastructure Tax Credit.
